This is tract 2 of the four tracts being offered and it consists of 39.8 +/- acres. The seller's mineral interest will transfer with the sale, and possession of the cropland is subject to the current tenant's verbal lease rights. The auction will be held on Friday, October 24th, 2025. A total of 461.9 ± acres will be offered, divided into four (4) individual tracts. Bidding on Tract 1 is scheduled to end at 12:30 PM. A ten (10) minute recess will occur between the close of one tract and the start of bidding on the next. Bidding will be conducted exclusively online in numerical order, beginning with Tract 1 and continuing through Tract 4. Each tract will be offered separately; tracts will not be combined or reopened once bidding on a tract has concluded. Bidding will be conducted on a per-acre basis, and a ten percent (10%) buyer's premium will be added to the final bid price. For example, to determine the purchase price reflected in the contract, take the high bid amount, add the 10% buyer's premium, and multiply that total by the number of acres purchased. The auction is subject to Seller confirmation, with the Seller reserving the right to accept or reject any and all bids. At the conclusion of the auction, all high bids will be presented to the family for final confirmation. Non-refundable earnest money will be required as follows: Tract 1 – $50,000; Tract 2 – $25,000; Tract 3 – $50,000; Tract 4 – $75,000. All tracts shall close on or before Tuesday, November 25th. Buyers are advised to thoroughly review the terms and details provided on the online bidding site, as any terms, comments, or announcements made there supersede any other advertised material. The properties are being sold in its current “Where Is, As Is” condition, without any warranties. Sale is subject to seller confirmation with closings on or before Tuesday, November 25th, 2025.
